Join Nicholas A. Radon, AIA with BLRB Architects in Bend for a virtual tour of The Hixon at Westside Yard. The Hixon is a mixed-used, multifamily apartment development in Bend, OR and is part of a larger site with existing commercial and retail uses. Within the site (rebranded as the Westside Yard) the Hixon is comprised of 203 apartment units on the upper five floors. On the ground floor, there is around 20,000 square feet of retail shell space. As well as the main resident lobby complete with leasing office, coffeeshop, and other residential amenities. The development is currently in its 22nd month of construction and is anticipated to open later this summer.
Learning Objective 1:
Understanding how to plan for multiple retail suites within a building. In particular, planning for high occupancy loads in regards to risk category for structural systems and fire/life/safety.
Learning Objective 2:
Understanding how exterior wall assemblies are designed for type III-A and type I-A construction: alternate designs, exterior bearing walls, exterior non-bearing walls, etc. And to understand building envelope systems for different types of framing (metal stud, wood stud, etc.) and emerging technologies/products to simplify construction and save on material costs and labor.

Understanding the construction contract administration process for a mixed-use multifamily project. Reviewing of submittals, box walks, punch walks, tenant-improvement coordination, ensuring design intent, etc. Especially as it relates to the current Covid-19 pandemic.

Understanding simple, yet effective, ways to introduce sustainability to projects of any size. Lighting, HVAC, materials, appliances, low-flow fixtures, EV charging stations, density and mix of occupancies, physical well-being elements, etc.
